Summer is just around the corner, bringing with it the longing for sun, sand, and sea. Many are drawn to the Spanish coasts again this year. But those looking for a beachfront apartment will have to dig deeper into their pockets: prices on the Costa Blanca have risen again. A current report from Tecnitasa, however, also shows where affordable offers can still be found and that the price spiral is slowing down slightly.

Price Increase on the Costa Blanca: What Awaits Holidaymakers in 2024?

According to Tecnitasa’s annual report, the average cost for a week in a holiday apartment on the Spanish coast has risen by around 6%. For the province of Alicante, this means an additional cost of 50 to 100 Euros per week compared to the previous year. The good news: the increase is smaller than in previous years, when it was around 10%. Experts speak of a slowdown in price escalation. In some provinces such as Pontevedra, Valencia, Huelva, Almería, or Granada, prices have even stabilized. Nevertheless, the average increase, both nationally and on the Costa Blanca, significantly exceeds inflation.

Regional Differences: Where Rents Are Highest

Price differences within the province of Alicante are considerable and vary from town to town. The most sought-after and expensive apartments on the Costa Blanca are still located on San Juan beach in Alicante. Here, holidaymakers can expect to pay an average of 1,630 Euros per week, an increase of 6.5% compared to last summer.

Close behind are rents on Levante beach in Benidorm, estimated at around 1,595 Euros per week (+6.3%). The neighboring Poniente beach, traditionally more family-friendly, reaches 1,480 Euros per week (+7.2%). But there are also sought-after locations in the south of the province: Playa Lisa in Santa Pola is the fourth most expensive place on the Costa Blanca, costing 1,300 Euros for a seven-day stay. If you prefer the beaches and coves of Santa Pola del Este, the cost is slightly lower at 1,245 Euros. On the coast of Pilar de la Horadada, prices are around 1,290 Euros.

Price Tip: Here are the Cheapest Holiday Apartments in Alicante

Those on a tighter budget will find the cheapest offer in the province in Calp: a week in a rented apartment here can be had for as little as 600 Euros (25 Euros more than last year). Dénia also stands out with 650 Euros, although the year-on-year increase here was higher at 8.3%. In Xàbia, prices are 700 Euros, and in the Acequión area of Torrevieja, they are 730 Euros.

However, in Torrevieja, there are also significantly more expensive areas, such as the coves of Levante and Los Locos beach, where 1,035 Euros per week can be charged. Palengre cove costs 995 Euros for a 70-square-meter apartment, after a 9.3% increase last year – the highest in the entire province. Those wishing to spend part of their holiday in La Vila will find prices around 995 Euros.

National Perspective: Price Development on Spain’s Coasts

Nationally, Vinaròs and Moncófar in Castellón are the cheapest destinations at 550 Euros per week. At the higher end of the price scale are luxury properties such as 110-meter apartments in Puerto Banús in Marbella (Málaga) for 3,700 Euros per week or 250-meter detached houses in Santanyí (Mallorca) for 3,400 Euros per week.

Jose María Basañez, President of the Tecnitasa Group, summarizes: “In our report on weekly rental prices on the coast, we find a very diverse offer this year on all beaches in Spain. Although we confirm that an almost 7% higher economic effort than last year must be made, we must look at the positive side, as the average increase in rental prices is slightly lower than last summer, as the year-on-year increase has slowed by about three points.”
